The Arlington Transit (ART) Operations and Maintenance Facility is located at the southern edge of Arlington, VA, and serves as a gateway to the County along I-395. The transformative project adapts three parcels of land, separated by a private access road and a regional storm water channel, into a resilient, modern facility to sustain reliable, efficient public transportation to the Arlington County community.
The two new structures, three-story 45,433 SF Operations and Maintenance Building and 65,096 SF four-tier parking structure, will be positioned within the reprogrammed site to support transit operations. Forward-looking site improvements include demolition of the existing buildings, channel redesign, site stormwater management, plus road crossing improvements and surface parking for buses.
The facility design integrates a Modern Industrial expression with the optimal operational layout to deliver an exterior character aligned with the regional planning vision established by Arlington County. Intuitive entry points and wayfinding are glazed with biophilic accents, while the larger high-performance facades are articulated with materials selected for longevity, resilience, and durability with passive elements. The Operations and Maintenance Building will provide ART a centralized facility to perform maintenance on their bus fleet.
The first level will have seven (7) repair bays and one chassis wash bay, workshops, supervisor offices, and storage rooms. The second level Maintenance Programs will include their administration suite, conference and training rooms, locker and break rooms, and parts storage. The third floor will serve Operations and Administration. Operations and Dispatch overlooks the bus yard, including bus operator support areas for an operators’ day room, locker and break rooms, and exterior rooftop patio with vegetative roof. The Administration suite includes offices, break rooms, and Future Fit-Out Space. Central shared spaces include a training room, exercise room and conference rooms. Wellness and quiet rooms are integrated at second and third floors.
A four-tier parking structure will provide approximately 125 parking spaces, including electric vehicle charging, ground floor visitor parking, secure bicycle storage, and ART storage. The project includes Battery Electric Bus (BEB) infrastructure, enabling Arlington to convert their bus fleet to new technology reducing emissions in the community.
