Building Tour: The Intersect at O

Join us for a building tour of The Intersect at O!

Explore a new nine-story mixed-use multi-family residential development in the Shaw neighborhood of the District of Columbia that just started leasing January 2023.

The building itself is broken down into structures of shifting heights that lend a spiral effect to the massing. The approach unifies the project with the varied scale of surrounding historic neighborhood and provides opportunities for outdoor amenity spaces on multiple levels. The tour will allow explore and analyze the site, building envelope including various façade types, residential units, amenity spaces, and mechanical systems.

Participants will be given the opportunity to observe several living options, including townhouses at the street level that respond to neighboring home typologies. This project is designed to meet LEED Gold standards. In addition to market-rate and affordable residential units, it features street-level retail, below-grad storage units and parking, and first-floor office space.

Hosted by AIA NoVA’s Women in Architecture committee (WIA) in collaboration with Shalom Baranes Associates.

Learning Objectives:

  1. Review and observe the zoning, entitlements, and life safety requirements for a Planned Unit Development (PUD) as it relates to the District’s Comprehensive Plan and the regulatory approvals process.

  2. Examine the selection and implementation strategies for HVAC systems in a mid-rise residential building including system specification, space requirements and coordination, and fresh air and ventilation strategies.

  3. Evaluate the residential unit design including aspects related to accessibility, ANSI, Fair Housing, and design features for an apartment building.

  4. Discuss and observe the methods and materials used in the building envelope and structural design including brick masonry and metal panel systems, post-tensioned vs conventionally reinforced concrete slab design, and window wall and curtain wall systems and applications.
