Construction Framing Tour: A Modern Prairie High-Performance Luxury Home – 1.0 AIA LU|Elective
Join the AIA NoVA CRAN Committee for an exclusive behind-the-walls construction tour of what will be a stunning Modern Prairie style luxury residence designed by DeFalco Home Design and built by Alair Homes Arlington. Spanning nearly 8,000 square feet over three levels, this home will feature five bedrooms, five and a half bathrooms, and an array of distinctive architectural and lifestyle-focused amenities including a mono beam stair system with glass and metal railings, a Japanese soaking tub, an elevator for aging-in-place, and a screened porch with a custom wood-fire grill.
Participants will observe the structural framing, advanced Zip-R insulated sheathing, window and door installations, and rough-ins for HVAC, plumbing, electrical, and low voltage systems before completion. The tour will also delve into the project’s integrated smart home systems, energy-efficient design strategies, material selections, and custom finishes that set a new benchmark for high-performance residential construction in Northern Virginia.
Learning Objectives:
- Analyze structural and framing approaches to understand their role in supporting large spans and enhancing energy efficiency in luxury residential construction.
- Assess how integrated systems such as the 5-zone HVAC, whole-house battery backup with Enphase batteries, SPAN smart electrical panels, and solar panels work cohesively to improve energy efficiency, sustainability, and homeowner comfort.
- Identify design strategies that elevate modern luxury living, including flush interior door systems (ezy jamb), drywall window returns, curbless wet rooms, custom cabinetry, and unique lifestyle amenities such as a wine cellar, pilates room, and home automation features.
- Discuss how material choices influence durability, sustainability, indoor air quality, and architectural expression.

Participants will explore fenestration products that enhance contemporary design, with a focus on frame and finish options that elevate aesthetics. The course will also address performance considerations for large windows and doors, including thermal and structural efficiency, privacy, and light control. Additionally, participants will learn how natural daylighting contributes to well-being and how these concepts are interconnected. By the end, participants will gain the knowledge to incorporate natural light and innovative fenestration to design beautiful, sustainable contemporary homes.
