Essential Responsibilities – specific to this job
- Manages, supervises, and coordinates activities and resolutions of problem issues among contractors, architect/engineers, utility companies, School Board staff, and governmental officials concerning technical matters related to construction activities throughout planning, design, construction, and warranty periods, as applicable
- Resolves problems concerning scheduling and coordinating diverse construction activities
- Reviews and approves design details and construction in place
- Participates in the development and review of architect/engineer submissions for schematic, design, and construction document design stages and makes recommendations
- Manages the coordination of plan reviews by Facilities Management staff and the appropriate governmental agencies
- Manages the coordination of activities during the bidding process
- Makes recommendations related to value engineering
- Assists in the establishment of new and/or renewal project requirements with appropriate staff
- Prepares cost estimates and fiscal reports
- Makes recommendations regarding preparation and maintenance of construction specifications
- Assists with the establishment of design and construction schedules
- Makes recommendations on construction procedures and contracting methods
- Supports and adheres to a continuous quality control process to assure construction complies with contract requirements
- Ensures warranty issues are resolved in a timely manner and that customers are satisfied with effort and results
- Assesses work progress, scheduling and recommends actions for improvement
- Assesses need for contract changes, makes recommendations, and processes changes
- Verifies project closeout requirements, as-built documents; O&M submissions, permit releases and occupancy
- Considerable knowledge of standards and procedures for planning, design, scheduling, and quality control for construction of new, and renovation of, existing school facilities
- Considerable knowledge of site development, building structures, mechanical systems, temperature control systems, plumbing systems, electrical systems, and electronic building support systems
- Considerable understanding of requirements of the Virginia Uniform Statewide Building Codes and requirements of Prince William County Design and Construction Standards
- Ability to communicate effectively both orally and in writing
- Ability to manage large volumes of complex data, prioritize construction progress, and enforce specification requirements on behalf of public body
- Demonstrated proficiency with Excel, Google Sketch-Up, CADD, and commercial design software
- Ability to establish and maintain effective working relationships with contractors, school administrators, staff members, parents, and local, state, and federal government officials
Education or Equivalency Requirements:
Minimum Bachelor’s Degree with the preferred field being in architecture, mechanical, electrical, or plumbing discipline; or related comparable experience.
Work Experience Requirements:
At least 5 years of related or specific experience in planning, design, and construction management of educational facilities. Knowledge of template upload, construction progress documentation and project certification preferred.
Certification and License Requirements:
Industry – LEED AP designation
Other – Valid motor vehicle operator’s license from the jusrisdiction of legal residence
